Understand what off-market means

Some properties are offered quietly to a limited group before a campaign; others are genuine private opportunities. The buyer should understand the seller’s process, timing and whether the property may later be advertised.

Test the price

Without a public campaign, the asking position still needs to be tested against comparable transactions, condition and the investor’s strategy. Scarcity should not be confused with value.

Keep the same acquisition standard
