More listings do not automatically create a better search. A useful shortlist removes unsuitable properties quickly and reserves detailed investigation for opportunities that meet the core investment brief.

Apply the non-negotiables first

Start with the absolute boundaries: budget, property type, location parameters, major condition concerns and the minimum features required by the strategy. A property that fails a true non-negotiable should not consume further time.

Separate evidence from advertising

Marketing language should be tested against comparable transactions, local rental evidence, planning information and the physical property. Attractive presentation is useful, but it is not a substitute for evidence.

Record why a property progresses

A brief written assessment makes the trade-offs visible and allows shortlisted properties to be compared on the same basis. It also creates a clearer record for the final offer decision.
